What is AMANO RIDGE?

Amano Ridge offers a collection of premium, quality, high-spec’d villas and townhouses, for people heading into retirement or for those already there. It’s a concept that provides lifestyle flexibility in a safe community, that’s secure and easy care.

What is the sales process?

The properties are marketed by way of fixed price. We will be advising buyers of the pricing as each stage is released.

WHAT DEPOSIT IS REQUIRED TO SECURE A PROPERTY?

A $20,000 deposit is required on receipt of a fully signed sale and purchase agreement. A top-up to 10% of the purchase price is payable on an unconditional date and a further 10% of the purchase price is payable on issue of title. The remainder is payable on the settlement date. It is important to note that all funds are held in the vendor’s solicitors trust account so the developer does not receive any monies until settlement takes place.

DO I OWN THE HOUSE?

YES. Amano Ridge differs from other retirement developments in that you own the property freehold. Should you sell the house, you enjoy the benefits of any capital gains.

IS THERE A SHOWHOME?

The historic Fletcher’s Church will act as the sales office for the foreseeable future. There will be samples of product selections along with upgrade options available.

WHEN IS THE DEVELOPMENT EXPECTED TO BE COMPLETED?

Amano Ridge will be completed in stages and is due for total completion in 2024, subject to no consent/title delays.

Earthworks are commencing in August 2021, and the first homes are due for completion mid 2022. From then on the homes will be continuously completed.

IS THERE A RESIDENTS ASSOCIATION OR BODY CORPORATE?

As the properties in this development are freehold title, there will not be a body corporate, however, there will be a Residents Association. The Residents Association will be responsible for items such as maintenance of common areas and gardens/lawns throughout the development. There will be an annual fee that all owners are required to pay, which is expected to be approximately $3000-$4000 per annum on completion of the development this cost is proportioned to the size of the property.  Please contact your Bayleys salesperson to obtain a copy of the Residents Association documentation.

Are there Covenants/restrictions on the properties?

Yes, there will be covenants applicable for all lots in the subdivision to protect owners investments. Please contact your Bayleys salesperson to obtain a copy of the covenants.

WHAT OTHER FACILITIES ARE THERE?

There will be a studio and workshop as part of the communal areas that will be available for the use of all residents. This will provide space for residents to get together, socialise and tinker.

A new café/garden bar (pending resource consent) will be positioned alongside the church. Adjacent to this will be a playground providing a safe space for both residents and the public to take children.

The historic Fletcher’s Church will initially be used as the sales office however, this will be turned into a public space and sit along side the new café/garden bar.

Do I get to choose elements of the desIgn?

Amano Ridge offers a range of floor plans - studio, townhouse, compact, two bed & three bed villas. Size ranges from 73 sqm to 200 sqm. Purchasers can choose from a range of items to upgrade, as well as customising their homes with interior fittings, furnishings and colours.

Do the homes come with a building guarantee?

Each home comes with a 10-year Northlit building guarantee on structural elements and weather tightness of the homes, as well as a 12-month defect warranty and supplier and contractor warranties to all aspects of the build.

Are pets welcome at amano ridge?

Yes you can have 1 small to medium dog and 1 cat. You can request approval for additional pets via the Residents Association.

CAN ANYONE PURCHASE A HOUSE AND LAND PACKAGE AT AMANO RIDGE?

The development is designed for those who are retired or are entering retirement, therefore one resident must be 55+ years.
